Sealcoating not only beautifies your investment in your asphalt pavement, but sealcoating also more than doubles the life of the pavement. You must sealcoat to protect the asphalt from ultraviolet light, water penetration and chemical attack. If the asphalt is left untreated and never sealcoated the oxidation of the pavement will begin which causes the asphalt to dry and become brittle. This leads to the erosion of the top layer and the appearance of larger stones and small cracks on the surface.
Overgrown grass is trimmed back, asphalt surfaces are cleaned of dirt, loose debris and blown off prior to any service. All major oil spots are primed.
Severely damaged areas of asphalt can be saw cut, removed, and replaced with new hot asphalt or cold patch depending on the circumstance. The new asphalt will be seamed with hot tar to the existing asphalt.
All structural cracks over 1/4 inch wide will be filled prior to sealcoating with hot rubberized tar or cold acrylic sealer. This will not make the cracks disappear, but it will stop them from getting worse.
