Keep Your Pavement Smooth and Functional

Commercial parking lots see a lot of traffic over the course of their lives from all types of vehicles. The heavy volume of traffic in mall parking lots, office buildings, and stand-alone properties coupled with poor stormwater management practices, and harsh winter weather conditions, can wreak havoc on your asphalt parking lot. Maintain It All offers a full line of parking lot paving services to counteract the elemental damage and daily wear and tear on your commercial parking lot, including patching!

Concrete vs. Asphalt

Concrete and asphalt are the two most common materials used in parking lot construction. Each material has its own pros and cons, and each requires its own particular brand of maintenance. Both substrates are  made from a mix of gravel and sand. The difference lies in the adhesive, or bonding agent, used to hold the mixture together. Concrete uses cement, whereas asphalt is an oil-based tar. Generally, concrete is a more firm material that does not require sealing to retain its integrity. However, when a problem does occur, it needs to be dealt with quickly before greater damage occurs as major concrete repair can be costly.

Asphalt, on the other hand, is a softer material that requires regular sealing and maintenance to retain its surface. The advantage is that asphalt is cheaper overall, and repairs and resurfacing are much easier to perform.

What Causes Pavement Damage?

Pavement damage can result in everything from little cracks to gaping potholes. The top cause of parking lot damage comes from ice and snow getting into small cracks and crevices and expanding, causing those cracks to widen into bigger problems. In warmer climates, or in summer months, poor stormwater management can cause pooling and flooding which erodes the pavement's surface. Maintain It All also features a line of stormwater management services to help further mitigate major repairs.

Additional damage comes from vehicles. Parking lots see a continuous flow of traffic in and out on a daily basis. Tire friction and vehicle weight can crush and grind poorly maintained pavement. Leaking oil and other fluids can cause premature degradation to pavement surfaces.
